What Kera doesn't do here

Things people ask about that Kera doesn't support, with a workaround where there is one.

Fill rent increase forms outside Ontario, Newfoundland and Labrador and PEI

Kera doesn't fill RTB-7, Manitoba Form 1A, the Yukon approved form or any other province's rent increase notice. Workaround: complete and sign the official form outside Kera, then use Upload a notice you already have; Kera still tracks it and changes the rent.

Rent increases in Quebec

Kera doesn't support Quebec rent adjustments (TAL form 806A). Workaround: handle it outside Kera and edit the lease rent when it takes effect.

Any Quebec notice or agreement

Kera doesn't prepare Quebec notices or agreements, and Quebec tenants can't give notice or ask to end by agreement in Kera. Workaround: record the notice, TAL decision or signed agreement on the lease.

Prepare Saskatchewan, Yukon, NWT or Nunavut termination notices

Kera doesn't fill these. Workaround: create them in the ORT portal (Saskatchewan) or from the territory's forms, then upload to record service.

Prepare certain forms Kera links to

Kera doesn't fill BC RTB-32L, RTB-32P, RTB-29C or RTB-32Q, Manitoba Forms 11A, 11B and 11C, New Brunswick's Final Notice to Vacate, Nova Scotia Form DR2, PEI Form 4(B) or NL group termination notices. Workaround: prepare them yourself and upload.

Nova Scotia Form DR5 renovation agreement

Kera doesn't prepare it; the card can't be chosen. Workaround: use the province's Form DR5.

Ontario N10 (agreement to an above-guideline increase)

Kera doesn't prepare an N10. Workaround: prepare it outside Kera.

File or prepare tribunal applications (L1, L2, L3, RTB, Director, Rental Officer)

Kera doesn't generate or e-file tribunal applications or disputes. Workaround: use the tribunal's portal; for Ontario, use the Notices row link and I filed it to track it.

Email notices in Manitoba, Northwest Territories or Nunavut, or from Kera in Nova Scotia

Kera doesn't offer email service there. Workaround: serve by the province's allowed methods and record it; in Nova Scotia email it from your own address and record Email (I sent it myself).

Email some tenants and serve others another way in one step

Kera's email service is all-or-nothing across the lease's tenants. Workaround: serve every tenant yourself and record it.

Override a tenant's own "email notices off" choice

Kera doesn't let a landlord turn a tenant's consent back on. Workaround: ask the tenant to switch Enable online notice on, or serve them another way.

Mail or courier notices for you

Kera doesn't print or post notices. Workaround: download the notice, deliver it, then record service.

Notify a tenant when you withdraw a served termination notice

Kera doesn't email the tenant about a withdrawn termination notice. Workaround: tell the tenant yourself.

End the tenancy at law with force-terminate

Force-terminate only stops billing and marks the lease terminated in Kera. Workaround: follow your province's notice or tribunal process as well.

Undo a force-termination or a termination that took effect

Kera has no reinstate action. Contact Kera support (support@getkera.com).

Edit, delete or void a served rent increase

Kera doesn't allow it once served. Workaround: start a new increase if the law allows; contact Kera support for a mistaken service record.

A separate notices workspace

Kera has no standalone Forms and Notices page; notices live on each lease (End lease, Increase rent and the Notices section).

Suggest a Yukon rent increase amount

Kera doesn't have the Whitehorse CPI index configured. Workaround: work out the allowed amount yourself and upload the approved form.

Track Saskatchewan association membership for the 6-month rent increase notice

Kera always uses 12 months' notice in Saskatchewan.

Give legal advice

Kera doesn't tell you which notice is right for your situation or whether a notice is valid. Workaround: check with a paralegal, lawyer or your provincial tenancy office.
