How do I end a tenancy in Manitoba?
ForLandlordsProperty managers
Who can do this
Landlord, Organization admin, Organization members with Terminate Leases and Prepare Notices.
Where to find it
End lease on a Manitoba lease.
Steps
- Tenant hasn't paid rent (Form 8): rent owing and the date it was due. Allowed once rent is unpaid 3 days after it was due.
- Cause (Form 10): answer Did you give a written notice to remedy? (send one through Kera, use one served, record one outside Kera, or "Not needed" for a serious cause), then the reasons.
- Upload only: Sale, or landlord or family moving in (Form 11A), Demolition or conversion (Form 11B), Extensive renovation (Form 11C). Kera links each official form.
- Both parties agree (Kera's agreement; Kera recommends paper signing in Manitoba).
What happens next
Form 8 and Form 10 read "Manitoba requires this notice to be handed to the tenant." and the Serve step offers hand delivery only.
Troubleshooting
Form 8 too early: "Manitoba allows this notice once rent is unpaid 3 days after it was due..."
