What Kera doesn't do here

Things people ask about that Kera doesn't support, with a workaround where there is one.

Change a property's kind freely

Kera only turns a single-unit property into a multi-unit building. It doesn't turn a building back into a single unit or change a part-of-a-home property. Workaround: create a new property and archive the old one.

More than one photo per property, or photos on units

Kera keeps one photo per property and none on units.

Change an owner's email

Kera doesn't let you edit an owner's email after creation, or add one to an owner created without it. Workaround: add the owner again with the right email and re-link properties; contact Kera support if they have financial history.

Automatic owner payouts

Kera doesn't send owner payouts on a schedule. Every payout is started by a manager in Accounting.

EFT bank transfers to owners or vendors

Kera pays owners through Stripe direct deposit only. It doesn't send EFT transfers, and it doesn't pay vendors directly. Workaround: record vendor payments you make outside Kera in Accounting.

Change the contract payee after a contract exists

Kera doesn't let you change who receives a property's payout from the Contract Details dialog. Contact Kera support.

Owners for a Landlord account

Owners, owner contracts and the owner portal are organization features. A Landlord account has no Owners menu.

Syndicate listings

Kera doesn't post properties to rental listing sites. Workaround: copy the application link into your own listings.

Bring back a deleted property, unit, owner or vendor

Kera can't restore a deleted record from the app. Archive instead when you might need it again.

Delete a building's last unit

Kera requires a building to keep at least one unit. Workaround: rename that unit, or archive or delete the whole property.

Archive or delete a property or unit with a live lease

Kera requires you to end or cancel the lease first.

Delete a property, unit, owner or vendor that has accounting history

Kera blocks delete when ledger entries, invoices, bills, deposits, statements or disbursements reference it. Archive it instead.

Unit-level tags, owners or contracts

Tags, owners and the owner contract belong to the property or building, not individual units.

Natural number sorting

Kera sorts names as text, so "Unit 10" comes before "Unit 2".

Bulk edit properties or units

Kera edits one property or unit at a time. Bulk unit creation is only available through Add a range when creating or converting a building.

Valuation figures in accounting

Kera keeps a property's value, mortgage, taxes and insurance for reference only. They don't post to Accounting. Workaround: record actual costs as expenses in Accounting.

Vendor portal or vendor logins

Vendors don't get a Kera account. Kera stores their details for your use.
