How do I end a tenancy in Prince Edward Island?

ForLandlordsProperty managers

Who can do this

Landlord, Organization admin, Organization members with Terminate Leases and Prepare Notices.

Where to find it

End lease on a PEI lease.

Steps

  1. Form 4(A) cards: Tenant hasn't paid rent (reason (a), at least 20 days; paying within 10 days cancels it), Tenant hasn't paid utilities, Cause (reasons (b) to (l) without (i)), Breach of a material term (adds (i), after a written warning Kera can write), Employment has ended (m). Fill the reasons, rent owing and Particulars. Non-rent reasons give 1 month.
  2. Upload Form 4(B): Landlord or family moving in, Purchaser moving in, Demolition, conversion or renovation (renovation needs the Director's approval first), Tenant no longer qualifies for a subsidized unit.
  3. Both parties agree.

What happens next

Once served, only a reason (a) notice shows a 10-day cure deadline.
