Why is my rent increase blocked?
ForLandlordsProperty managers
Who can do this
Landlord, Organization admin, Organization members with Edit Leases.
Where to find it
New rent and date, red text under the fields.
Steps
Some province rules stop the increase outright, with no checkbox. Fix the amount or date to clear them:
- Alberta: no increase during a fixed term ("Alberta does not allow a rent increase during a fixed term..."). Pick a date after the term ends.
- Newfoundland and Labrador: no increase during a fixed term, and the date must be the first day of a rental period (the lease's rent day).
- Nova Scotia: above the 5% cap for existing tenants (applies through 2027-12-31).
- New Brunswick: above 9%, the most an officer can approve ("Lower it to 9% or less.").
- Prince Edward Island: more than 3 points above the allowable increase, the most a Director order can allow.
- Any province except New Brunswick: less than 12 months after the last served or applied increase on this lease ("The last increase took effect on <date>. <Province> allows the next one from <date>.").
What happens next
On Continue, Kera shows "This increase can't go ahead as it is. Change it to meet the rule above." and the step stays open until you change it.
Troubleshooting
If the rules check fails to load, use Try again. Kera won't let you continue on an out-of-date check.
