How do I start ending a lease?

ForLandlordsProperty managers

Who can do this

Landlord, Organization admin, Organization members with Terminate Leases (and Prepare Notices to prepare a new notice).

Where to find it

Leases → <lease> → Actions → End lease.

Steps

  1. Press End lease. The composer titled End lease opens with "<unit> · <province>" under it and a Preview panel.
  2. On Why is the tenancy ending?, pick a card. Cards are grouped under Non-payment, Cause, Landlord's use, End of term and Both parties agree. Each card names its form.
  3. For a card Kera can write, choose Kera writes it (default) or I already have the notice.
  4. Press Continue and follow the steps for your reason (see the province articles below).

What happens next

Nothing is created until Review → Create notice. You can go back with Edit and pick a different reason; the later steps change to the new reason's and the old answers are dropped.

Good to know

  1. Shown for Accepted, Record only and Partially accepted leases. Not shown for Pending, Terminated, Expired, Cancelled or Rejected leases.
  2. If a termination is already scheduled, the composer shows only "A termination is already scheduled for <date>. Only force termination can change it." Without Force-Terminate Leases, the End lease action is hidden.
  3. If the tenant served a notice to end: "Your tenant gave notice to end on <date>. The lease ends then on its own." with only Force-terminate.
  4. British Columbia property with 5 or more rental units: Kera first asks Is the building a strata with more than one owner?. Answering no makes the landlord-use and purchaser-use cards unavailable ("Landlord-use and purchaser-use notices can't be given in a purpose-built rental building with 5 or more units (Residential Tenancy Act s.49(6.1)).").
  5. The header shows Force-terminate for users with that permission.

Troubleshooting

"Kera couldn't check the rules for this notice." for a user without Terminate Leases. If the tenant's details are incomplete, the composer may ask you to fix them on the lease first.
