What Kera doesn't do here

Things people ask about that Kera doesn't support, with a workaround where there is one.

Create a property or unit from inside Add lease

Kera doesn't create properties or units in the lease composer. Workaround: add the property or unit on Properties first, then add the lease.

Put more than five tenants on one lease

Kera allows a maximum of five tenants per lease. Workaround: none supported; escalate larger households rather than leaving occupants off.

Enter a fixed term longer than two years

Kera caps a fixed term at two years from the start date. Workaround: record it as month-to-month, or note the full term in the lease notes.

Store weekly or bi-weekly rent, or separate parking and utility charges, on the lease

Kera stores one monthly rent amount. Workaround: include extras in the monthly rent, or write parking and utilities onto the Ontario Standard Lease form in Prepare.

Stop two leases being saved with overlapping dates on one unit

Kera warns ("This unit has an active lease") and moves the start date, but doesn't block an overlap you type in. Workaround: check dates before saving; escalate duplicates rather than deleting.

Cancel a sent lease invitation, or cancel a lease by removing its last tenant

Kera doesn't offer a manager-side cancel for an invitation. Workaround: on a pending lease, remove the tenant, or delete the pending lease (no signing request out).

Accept a lease on a tenant's behalf

Kera doesn't let managers accept for tenants. Workaround: turn that tenant's invite off, or keep the lease record-only.

Show a record-only lease in the tenant's portal

Kera doesn't show record-only leases to tenants. Workaround: invite the tenant from the lease page; they see it once invited.

Collect rent online on a record-only lease, or before the tenant accepts

Kera only bills tenants who were invited and accepted. Workaround: invite the tenant, then use Turn on online payments after acceptance.

Change the unit, term, rent or payment set-up of an Active lease by editing it

Kera locks these once the lease is accepted. Workaround: Increase rent, End lease, Turn on online payments, or Manage deposit; for a new term, create a new lease.

Change the tenants or billing of an ended lease

Kera only allows notes and the document to change after a lease ends.

Fill in official lease forms other than Ontario's

Kera fills only the Ontario Standard Lease (2229E). Quebec's mandatory lease and BC's RTB-1 aren't filled by Kera. Workaround: upload your own lease, save it as a template, or generate one with Kera AI.

Save a Word file, the standard lease or an AI-generated lease as a template

Kera saves only uploaded PDFs as templates. Workaround: convert the lease to PDF and upload it.

Use reusable lease templates with merge fields, or bulk-send leases

Kera doesn't support merge-field templates or bulk sending.

Guarantee a lease is legally compliant

Kera's AI generator and compliance check are AI review, not legal advice. Workaround: have a lawyer or paralegal review important leases.

Run the compliance check from the lease page or Documents

Kera runs it only inside Add lease or Edit, on the attached document. Workaround: open Edit → Add the lease document → Check compliance.

Save the compliance report

Kera doesn't store the report. Workaround: Copy Output and paste it somewhere.

Tag leases

Kera doesn't support tags on leases (tags are for properties). Workaround: use lease notes.

Delete an accepted, record-only or ended lease

Kera never deletes a lease once it represents a tenancy. Workaround: end it, then archive it.

Archive a lease that's still in force

Kera requires the lease to be ended first. Workaround: End lease, then archive.

Automatically continue an old record-only lease

Kera doesn't continue a record-only fixed-term lease that ended before October 14, 2026. Workaround: mark it Mark as month-to-month if the tenant is still there, or record a new lease.

Prepare Saskatchewan's Notice of Intention form itself

Kera tracks it but takes the PDF from the ORT portal. Workaround: create it in the ORT portal and upload it.

Send renewal offers outside Manitoba and Saskatchewan

Kera's renewal offer tracking covers Manitoba (Form 4) and Saskatchewan (Notice of Intention) only. Workaround: in other provinces, record the outcome with Record decision where shown, mark the lease month-to-month, or create a new lease for a new term.

Send money when you return a deposit

Kera records deposit returns; it doesn't pay the tenant (except refunding a deposit paid online through Kera). Workaround: pay the tenant from your bank and record it.

Let an organization member set up the Kera wallet

Kera only lets the account owner or organization admin connect the wallet. Workaround: ask the organization admin.
