What Kera doesn't do here

Things people ask about that Kera doesn't support, with a workaround where there is one.

Pay owners by direct bank transfer (EFT) from a trust account

Kera doesn't send EFT payouts from your bank to owners. Workaround: pay the owner outside Kera (online banking, cheque) and record a Manual disbursement, or pay through the Wallet with Kera transfer once the owner has added a bank account.

Pay owners automatically when rent comes in, or on a schedule

Kera doesn't send owner payouts automatically. Every owner payout is started by the manager with Record disbursement. The Automatic disbursement card on an owner's page says otherwise and its switch can be turned on, but it doesn't send money. Workaround: record disbursements on a regular day each month; turn on Auto-send owner statements for the statements.

Collect rent by US ACH, Interac Online, cash at a retailer or any method other than card and Canadian pre-authorized debit

Kera doesn't support these. Workaround: record the payment with Record rent payment; e-transfers can be matched from the bank feed.

Refund part of an online payment

Kera only refunds a whole payment. Workaround: refund the full payment and have the tenant pay the right amount again, or settle the difference outside Kera and record it. Contact Kera support for anything else.

Undo a refund

Kera doesn't reverse a refund once requested ("This can't be undone.").

Charge late fees to Canadian tenants

Kera doesn't add late fees or penalties for late or failed rent in Canada. Workaround: none in Kera; follow your province's rules.

Split one month's rent across several tenants' cards or bank accounts

Kera bills one payer per lease. Workaround: the tenants settle among themselves, or record extra payments with Record rent payment.

Change the processing fees

Kera doesn't let you set your own card or bank-debit fee. You only choose whether the tenant or you pay it.

Send a deposit refund or a balance owed back to the tenant's bank

Kera records the deposit return but doesn't send the money (except a full refund of a deposit paid online). Workaround: pay the tenant outside Kera, then record the return.

Pay a refund owed to a tenant from a written-off bill

Kera shows the "Refund owed" amount but has no way to settle it. Workaround: pay the tenant outside Kera and contact Kera support about the record.

Move money between your operating and trust accounts

Kera tells you when to move money (for example after a company-covered rent credit) but doesn't move it. Workaround: transfer it at your bank, then record it with Record Transfer (chapter 09).

Pay owners or see Distributions as a solo Landlord

Owners, the owner payable page and Distributions are for Organization accounts only. Workaround: switch to or create an organization account (chapter 01).

Pay vendors through Kera

Kera doesn't send payments to vendors. Workaround: pay outside Kera and record the bill payment (chapter 09).

Change a statement's layout or reopen an issued statement with new figures

Kera's owner statement layout is fixed (only the logo and company details change), and a statement already issued keeps its figures when regenerated. Workaround: record the correction; it appears on the next statement.

Pay out more than "Available to you", or instant payouts over $9,999 CAD

Kera caps payouts at the available amount and instant payouts at $9,999 CAD each. Workaround: send a standard payout or several smaller ones.

Give a rent credit on a month billed online

Kera doesn't allow it. Workaround: mark the online invoice paid if the tenant paid another way, or refund the payment.

Alert you automatically when trust money falls short

Kera doesn't send trust shortfall alerts. Workaround: run the trust reconciliation worksheet (chapter 09).
