How do I add tenants to a lease?
ForLandlordsProperty managers
Who can do this
Landlord, Organization admin, Organization members with Create Leases.
Where to find it
Add lease → Who's on the lease?
Steps
- The Invite tenants to the lease switch sits at the top. Leave it on for an invited lease, or turn it off for a record-only lease.
- In Find a tenant, type a name or part of an email ("Search by name or email") and pick a tenant you already have.
- To add someone new, either:
- pick Add new tenant in the search results. The Add tenant composer opens over the lease (names, email, invite answer). When you finish, the tenant is added as a row and your lease answers are kept. If the email matches a tenant you already have, Kera offers to use that existing record instead.
- type an email that isn't a tenant yet and pick Add "<email>". The row reads "<email> · add their name"; open it and fill in First name and Last name.
- click New tenant to type First name, Last name and an optional Email in place.
- Each row shows the tenant's name and a line such as "<email> · gets an invite", with an invite switch and a remove (X) button.
- Click Continue.
Good to know
- A tenant who already has a Kera account shows "<email> · already on Kera" and gets a request to review the lease rather than a sign-up invitation.
- Picking someone who's already on the lease adds nothing.
Limits
A lease can have at most five tenants. At five, the search and New tenant are disabled with "Maximum 5 tenants per lease". Kera doesn't support more occupants on one lease. Escalate a household with more than five adults rather than leaving people off.
Troubleshooting
"First name is required": a new tenant row was saved without a first name.
