How do I record what happened when a fixed term ended (Saskatchewan, Nova Scotia, Manitoba)?

ForLandlordsProperty managers

Who can do this

Landlord, Organization admin, Organization members with Edit Leases.

Where to find it

Lease page → Overview → Lease renewal banner ("Needs a decision", "This lease's fixed term has ended. Record what happened to keep Kera's records accurate.") → Record decision.

Steps

  1. Click Record decision. The Record renewal decision dialog quotes the province's rule.
  2. Saskatchewan: click Tenancy ended or New agreement signed.
  3. Nova Scotia: click Tenancy ended or I consented to the tenant staying.
  4. Manitoba (offer made on paper): tick "I offered the tenant a new fixed-term agreement, not later than 3 months before the end date" and, if it applies, "The tenant signed and returned it at least 2 months before the end date", then Save.

What happens next

Toast "Decision recorded". The banner badge becomes Recorded. Choosing that the tenancy ended treats the lease as ended.

Limits

If the renewal was sent from Kera, record the tenant's answer on the notice instead. Kera refuses a decision on a lease whose renewal is tracked by its notice.

Troubleshooting

"Couldn't record decision": try again.
