How do I set the lease term (fixed term or month-to-month)?

ForLandlordsProperty managers

Who can do this

Landlord, Organization admin, Organization members with Create Leases.

Where to find it

Add lease → What's the term?

Steps

  1. Under Lease term, pick Fixed term ("Has an end date, usually a year", selected by default) or Month-to-month ("Rolls over each month").
  2. Fixed term: set From, then either set To or click 6 months, 12 months or 24 months to fill it in.
  3. Month-to-month: the fields become Tenancy started and Original term ended. Enter the start and, if there was one, the end of the original fixed term.
  4. Click Continue. The step collapses to "Fixed term · <From> to <To> (12 months)" or "Month-to-month · since <date>".

Good to know

  • For a fixed term, To must be at least one month after From and no more than two years after it. Month-to-month lifts the two-year limit.
  • If a fixed term's dates are already in the past, an orange hint reads "This lease has already ended. If the tenant is still there month to month, switch the term above."

Limits

A fixed term longer than two years can't be entered. Workaround: record it as month-to-month, or enter the current two-year window and note the original term in Anything else to note?.
