What is an owner contract, and why does a property need one?
ForProperty managers
Who can do this
Organizations only. Landlords own their properties and have no owners or contracts.
Where to find it
Property → Owners tab → Contract Details, or the property's Actions card → Add contract details.
Steps
- A property managed for someone else gets one owner contract. It records the ownership type (Sole owner, Joint owners or Partnership), which owner receives the payout (the contract payee), and your management fee: Percent of collected rent, Flat monthly or Hybrid · flat + percent, plus a Minimum monthly fee, a Reserve minimum and an optional Vacancy fee.
- Kera uses the contract to work out your fees and the owner's share in Accounting. A property without a contract does not appear in Accounting → Distributions.
Good to know
In a Partnership, each owner has a percentage share and the shares must add up to 100%. Joint owners are several people treated as one entity for finances.
