What is the rent schedule, and how do I set one up from what a tenant owes today?

ForLandlordsProperty managers

Who can do this

Landlord; Organization users with Create Transactions.

Where to find it

Lease page → Actions → Set up rent schedule (or the Rent tab). The same questions appear in Add lease (chapter 05).

Steps

  1. When does rent start?: First month to charge defaults to the lease start, but no more than 24 months back. Continue.
  2. Was the rent different earlier?: add earlier rent amounts if the rent changed. Continue.
  3. How did this tenant pay before Kera?: Paid up to date ("Every month so far is marked paid. Nothing is added to your books.") or Owes rent ("Tell us what they owe today. Kera works out which months are unpaid.").
  4. For Owes rent, What do they owe you today?: enter Owing today. The Rent history panel shows which months Kera treats as paid and which as owing.
  5. Check the months: change any month that doesn't match your records (Change, then Mark paid in full or enter payments, then Done). If your changes no longer match the amount you typed, pick which figure is right.
  6. Rent reminders: set or skip.
  7. Select Start rent schedule.

What happens next

Toast "Rent schedule set up". The Rent tab lists each month with its status, tiles for Owing and Next due, and "Rent history entered on <date> by <name>…". Months from before Kera get no rent reminders and no past-due notices. New months appear a few days before they are due.

Limits

Rent from before Kera is recorded as an opening balance, not as rental income.

Troubleshooting

"Enter what the tenant owes today, $0 or more." / "What the tenant owes must be less than $1,000,000." If setup was interrupted, the Rent tab shows Resume rent setup.
