How do I turn on online rent collection for a lease?

Who can do this
Landlord; Organization admin; members with Edit Leases (the Wallet must already be set up by a Landlord or admin).
Where to find it
Two places. When creating a lease: Add lease → Collect rent online through Kera? (chapter 05). On an accepted lease: lease page → Actions → Turn on online payments (or Edit lease → Collect rent online through Kera? → Turn on online payments).
Steps
- Select Turn on online payments. After a short load, the composer opens with every answer pre-filled and a What happens panel on the right.
- Who pays the rent?: pick the tenant who pays. Each card shows "Accepted · <email>" or "Invited, not accepted yet · <email>". Continue.
- How can they pay?: switch Credit card and Bank debit on or off. The fee note reads "$5 per bank payment, 2.9% + $0.30 per card payment". Under Who pays the transaction fee? choose The tenant or Me. Continue.
- When should the first automatic payment be?: pick First automatic payment. It must be after today, on the rent day and before the lease ends. The note reminds you the payer must confirm a payment method before that date, or billing starts the following month. Continue.
- If there's rent between the lease start and the first payment, What about rent from <date> to <date>? asks: Already collected outside Kera, Invoice it through Kera or Nothing owed.
- If you chose Invoice it through Kera, Which months should Kera invoice? lists each earlier period. Months already recorded as paid show Recorded and can't be ticked.
- Check What happens: first payment date and amount, "Then on the <day> each month until <lease end>", Invoices sent now, who pays and how, and the Deadline.
- Select Turn on payments in the header.
What happens next
"Online payments are on" / "Rent is collected through Kera from <date>." with any invoices sent. The payer gets an email and in-app notice titled "Online payments are on for <address>" and sees Set up payments on their lease. Once they confirm a payment method, Kera charges them automatically each period.
Good to know
- The action only shows on an Accepted lease with payments off and a Wallet set up.
- More than 4 tenants: Who pays the rent? is one select instead of cards.
Limits
Only one tenant on a lease is the payer. Kera doesn't split one month's rent across several tenants' cards.
Troubleshooting
- "Turn on at least one way to pay.": both switches are off.
- "Tick at least one month, or choose another answer for the rent before billing starts."
- "Pick a date after today, so the tenant has time to set up payment." / "Pick a date before <date>, when the lease ends." / "The first payment has to fall on the rent day."
- "Continue on the first payment step so Kera can check the date.": you changed the date; continue that step again.
- Toast "Couldn't turn on payments" with a reason (for example the Wallet was disconnected). Your answers are kept.
- Closing asks "Close without turning on payments?" · "Nothing has been changed on the lease yet. You can come back to this from the lease page."
