What is a building, and how is it different from a multi-unit property?
ForProperty managers
Who can do this
Organizations only. Landlord (solo) accounts don't have buildings.
Where to find it
Properties.
Steps
- A building groups condo units (or townhomes) that sit at one address but have different owners. Each unit you manage is its own property, with its own owner, owner contract, leases, accounting and statements.
- The building holds what the units share: the address, name, photo, the condo corporation's contact, notes, condo documents, preferred vendors and shared expenses. Maintenance and inspections are logged on each unit.
- A multi-unit property is different: one owner (or one group of owners) owns the whole property, and every unit uses the property's owner and contract (see "What is the difference between a single-unit property and a multi-unit building?").
Good to know
- Units in a building show as "<Building> · <Unit>" everywhere Kera lists a property: the Properties list, property pickers, owner statements, the owner portal, applications and emails.
- Kera only tracks the units your company manages. Units you don't manage aren't entered.
Limits
- A building has no owner and no management contract of its own. Each unit has its own.
- A unit in a building stays single-unit: Kera doesn't offer Make it multi-unit on it.
