How do I add a unit to a condo building?
ForProperty managers
Who can do this
Organization admins and members with Create Properties. Not staff limited to assigned properties.
Where to find it
Properties → the building → Actions → Add unit
Steps
- Which unit is it? Enter the unit number. The address comes from the building.
- Who owns it? Pick an owner under In this building, search under Someone else, or Add new owner. Use Add a joint owner for a second owner; the first owner receives payouts.
- How do you charge for managing it? Choose Copy <name>'s terms to start from an owner's existing terms in the building, or Start fresh.
- What does it cost to own? (Optional)
- Anything else to note? (Optional)
- Click Add unit.
What happens next
"Unit N added to <building>". Kera creates the unit as its own property in the building, with its own owner contract. Copied terms are independent: changing one unit's contract later doesn't change the other.
Limits
- Unit numbers can't repeat within a building, archived units included.
- Partnership shares aren't set here. Edit the unit's contract details afterwards.
- On a unit's own Edit, the unit number can't be changed to one another unit in the building already has.
Troubleshooting
- "Unit N is already in <building>.": click Open Unit N to go to the existing unit.
- "Unit added, but its owners weren't linked": the unit exists. Open it and link the owner from there.
- "Units can't be added to this building from your account.": your role can't create properties, is limited to assigned properties, or the building is archived.
