How do I add a building and the units I manage?
ForProperty managers
Who can do this
Organization admins, and members whose role has Create Properties. A paying subscription is needed (otherwise the button reads Choose a Plan).
Where to find it
Properties → Add Property → Units in a building
Steps
- Choose Units in a building ("Condo units you manage for different owners. Each unit gets its own owner and contract."). The Add building composer opens.
- Where is it? Search the address and check the parts. There is no unit number here; each unit gets its own.
- What should we call the building? Enter the name and, if you like, a photo.
- Which units do you manage? Click Add unit, enter the Unit number, the size and the owner (pick an existing owner or Add new owner; pick two for joint owners), then Save unit. Optionally add Parking spots, Locker and Fob or key numbers in the same drawer. Repeat for each unit. Use Edit or Remove unit on a row to change it.
- How do you charge for managing each unit? Choose Same terms for every unit, or Set per unit and use Set terms on each row. Copy Unit X terms to Unit Y copies one unit's terms to another.
- Who is the condo corporation? (Optional) The corporation, condo manager and phone.
- Anything else to note? (Optional)
- Check How it will look, then click Add building and units.
What happens next
A "Building added" toast. Kera creates the building and one property per unit, each with the building's address, its own unit number, its owners and (where you set terms) its own owner contract. The building shows as one row on Properties.
Good to know
- Already have the units as separate properties? On Which units do you manage? click Use existing properties to group them instead (see "How do I group existing properties into a building?").
- A unit saved without terms shows Terms missing. You can save now and add the terms later from the unit.
Limits
- Up to 100 units per save. Add more from the building page with Add unit.
- Unit numbers must be unique within a building.
- Parking spots, locker and fob numbers are free text. Kera doesn't track parking or fob inventory across the building.
- Parking spots, locker and fob numbers are visible only to your team. Owners, tenants and the public listing don't show them.
Troubleshooting
- "Unit 1204 is already in <building>." Another unit in the list has that number. Change one of them.
- "Add at least one unit": add a unit before you continue.
- "Building added, but some units weren't" or "Building added, but some owners weren't linked": open the building and add the missing units with Add unit, or link the owner from the unit's page.
- "Couldn't add building": nothing was saved and the composer stays open. Try again.
