How do I convert a multi-unit property to a building?
ForProperty managers
Who can do this
Organization admins, and roles with Create Properties, Edit Properties and Approve & Post Transactions. Not staff limited to assigned properties.
Where to find it
Properties → the multi-unit property → Edit → Convert to building (under "Units owned by different owners?")
Steps
- Name the building (it starts as the property's name).
- Check each unit's owner(s) and contract terms under "Who owns each unit, and on what terms?"; use Edit on a unit to change them.
- Review What converting does.
- Click Convert to building, then Convert.
What happens next
- Each unit becomes its own property in the building, named "Unit <number>", with its leases, accounting, documents, maintenance and inspections.
- The old property is archived, not deleted. Past owner payouts, statements and records for the whole property stay on it.
- Each owner's balance on the old property moves to the unit with the lowest unit number they own, and pays out with that unit's next payout. What converting does shows each owner's balance and the unit it moves to. Each unit's statements read as before.
Limits
- Converting can't be undone, and the old property can't be restored.
- Not available while an owner payout or tenant payment is processing, while a current lease isn't on a unit, while units share or lack a unit number, or while an owner with a balance on the property owns none of the new units.
- At most 100 units. Archived units' history stays on the old property.
Troubleshooting
- "A tenant payment on this property is still processing…": wait for it to settle.
- "…isn't on one of the property's units": move the lease onto a unit or end it.
- "<Name> is owed $X on <property> but owns none of the new units.": add them as an owner of a unit, or settle their balance first.
- If converting stops part way, open it again and click Convert to finish.
