How do I add a condo fee to a building's units?
ForProperty managers
Who can do this
Organization members with Create accounting permission. Not staff limited to assigned properties.
Where to find it
The building → Actions → Add condo fee
Steps
- Which units pay it? Tick the units.
- How much is each unit's fee? Amounts start from each unit's recorded Condo fees. Use $X for every unit copies the first amount to every row.
- Who is it paid to? The condo corporation (or "<Building> condo corporation" if none is recorded).
- How often is a new bill created? Frequency, start date and optional end date.
- Who pays for each bill? The owner or Me.
- Click Add condo fee.
What happens next
"Condo fee added to N units". One recurring bill per unit appears under Accounting → Recurring Bills, and a draft bill is created on each date, charged to that unit's owner when you chose The owner.
Limits
- Kera doesn't edit or pause condo fees for the whole building at once. Pause each unit's template under Recurring Bills.
- Kera doesn't add a management fee to condo fees or split them.
- Changing an amount here doesn't change the unit's recorded Condo fees.
Troubleshooting
- "This unit already has a recurring condo fee. Adding another charges it twice.": leave the unit unticked.
- "Added to N units. Couldn't add it to Unit X": add that unit's fee again, or set it up under Recurring Bills.
