A unit was sold, or we stopped managing it. What do I do?
ForProperty managers
Who can do this
Change owner: organization members with Edit Properties and Edit Owners. Stop managing: Edit Properties.
Where to find it
The unit's page → Actions → Change owner or Stop managing
Steps
- Pick the new owner (optionally Add a joint owner; the first owner receives payouts).
- Set Ownership changes on: today or earlier, not before the current contract started.
- Choose Keep the current terms, Set new terms or Add terms later.
- Click Change owner.
What happens next
"Unit N now belongs to <name>". The old contract ends the day before the change date and stays in history; the new owner's contract starts on that date. Money already recorded stays with the owner it was recorded for. The previous owner can still get statements and reports for the period they owned the unit, at their old fee. Until their balance is paid out, they keep their own row for the unit on their page in Accounting → Distributions, marked "Previous owner. Their whole balance can be paid out.", and a void or refund of a payment from before the change comes off their balance. Automatic payouts aren't carried over to the new owner. The previous owner is paid under their old contract. Their whole remaining balance can always be paid out, even when payouts below the reserve are blocked; a partial payout must leave their old contract's reserve.
Steps
Click Stop managing and confirm. Kera archives the unit; it leaves the building's unit count, and its ledger, statements and owner history stay. Pay out the remaining owner balance first. Restore it from the archived unit's banner if you take it back.
Limits
Kera doesn't schedule an owner change for a future date, move recorded money, partnership percentages or held deposits to the new owner, or include the previous owner in the bulk statement run for the month of a sale. See What Kera doesn't do for the workarounds.
Troubleshooting
- Stop managing stays disabled after "Checking for active leases": the unit has an active lease. End or transfer it first.
- "Choose a different owner from the current one.": pick someone else.
