What tasks does Kera create for notices, rent increases and endings?
ForLandlordsProperty managers
Who can do this
Landlord, Organization admin, Organization members with task access.
Where to find it
Tasks (automatic tasks carry a purple "Auto" tag). See the Tasks chapter for working with tasks.
Steps
Kera creates these from the lease and province:
- Rent increase reminders when a lease is near its anniversary, named for the province (Ontario "Serve rent increase notice (Form N1)" with "90 days notice"; NL "Serve rent increase notice (RT-2018-00050, 6 months)"; Manitoba "Serve rent increase notice (Form 1A, 3 months)"; New Brunswick "Serve rent increase notice (6 months)").
- "Lease auto-converts to month-to-month" (Ontario fixed terms near their end), with a Start termination button that opens End lease (needs Terminate Leases; not on ended leases).
- "Serve the rent increase notice by <date>" and "Serve the <notice>" when you choose Serve later.
- "<Notice>: the time to fix it has passed. Give the <form> if it wasn't fixed" after a pre-termination notice.
- "Send a copy of the rent increase notice to the Residential Tenancies Branch" (Manitoba).
- After a tenant's notice: "Schedule the move-out inspection" (7 days before the end date), "Return or account for the deposit" where the province holds a security deposit (not Ontario), Yukon "Decide whether to dispute your tenant's notice", and "Add your address for service" if you haven't set one.
What happens next
Time-based tasks can take until the next daily run to appear. Voiding a tenant's notice or a set-aside dispute dismisses the open tasks.
