What does "served" mean in Kera, and what is a Certificate of Service?
ForLandlordsProperty managers
Who can do this
Landlord, Organization admin, Organization members with Serve Notices.
Where to find it
The How will you serve it? step, and the lease's Notices section.
Steps
- A notice is only served once you finish How will you serve it? by sending it through Kera or recording how you delivered it.
- Kera then works out the deemed-received date from the method and the province's rules (for example, mail adds days for delivery, and some provinces treat a late-evening email as received the next day).
- Kera writes a Certificate of Service PDF. It records who served the notice, how, when, and to whom. When Kera emailed it, the certificate says so and includes a "Consent to email service" line per address explaining the consent basis (given by the tenant in Kera, confirmed by the landlord, in the signed lease, or on by default).
What happens next
The Done step shows Preparing the certificate of service. until it is ready. On the lease's Notices row, the ⋮ menu then offers View certificate of service. Both the notice and the certificate open even weeks later.
Limits
For mail, courier and hand delivery, you are the person who served it. Kera only prepared the paperwork and records what you told it.
