What is the notice composer?

ForLandlordsProperty managers

Who can do this

Landlord, Organization admin, Organization members with the right role permissions (see "Who can prepare, sign, serve and void notices?").

Where to find it

It opens from a lease: Leases → <lease> → Actions → Increase rent or Actions → End lease, or from a row in the lease's Notices section.

Steps

Every notice in Kera goes through the same guided steps, shown as a vertical list with a live Preview panel beside it:

  1. The details step (for a rent increase, New rent and date; for ending a lease, Why is the tenancy ending? and then Notice details).
  2. How will you prepare the notice? Kera fills in the official form, or you upload a notice you already have.
  3. Review the notice, then Create notice. Nothing is saved until you press Create notice.
  4. Sign the notice (only for notices Kera wrote). Press Sign notice, draw or adopt your signature in the signature box and save.
  5. How will you serve it? Email it through Kera, record that you delivered it yourself, or Serve later.
  6. Done, with the served date, the deemed-received date, who it was for, View notice and, shortly after, the Certificate of Service.

What happens next

Each completed step folds into a one-line summary with an Edit link until the notice is created. After Create notice, the earlier steps lock.

Limits

Closing the composer before Create notice asks Discard this notice? ("Your answers aren't saved until you create the notice.") and loses your answers. A notice that was created but not served stays on the lease as Ready.
