When can Kera email a notice to tenants for me?
ForLandlordsProperty managers
Who can do this
Landlord, Organization admin, Organization members with Serve Notices.
Where to find it
The Email it through Kera card on How will you serve it?.
Steps
Kera offers Email it through Kera only when all of these are true:
- The province allows email service of that notice. Kera never emails notices in Manitoba (termination notices must be handed to the tenant), Northwest Territories or Nunavut.
- Every tenant on the lease accepts notices by email. A tenant with a Kera account sets this with Enable online notice in their portal. For a tenant without an account, the lease's own setting counts (set on the lease page under Online notices, or read from a signed standard lease form). A tenant's own "off" always wins over the lease setting.
- Every tenant has an email address.
- Kera is allowed to be the sender. In Nova Scotia the email must come from the landlord's own address, so Kera doesn't offer its card there; you can email it yourself and record Email (I sent it myself).
- Extra confirmations in two provinces: in Alberta you must tick I already tried to serve it in person and by registered mail, and both failed.; in Saskatchewan you must tick I've also posted a copy of the notice on the tenant's door. Without the tick, Kera refuses with Confirm this to serve it this way.
What happens next
Kera emails each tenant the notice with the PDF attached, records same-day service and writes the certificate. If the email fails, the notice is not marked served.
Good to know
Ontario and Yukon when every tenant agreed in writing to online notices; British Columbia, New Brunswick, Prince Edward Island, and Newfoundland and Labrador when the tenant gave or designated the email address; Saskatchewan with the door-posting tick and no consent needed; Alberta only after normal service failed. In Yukon every landlord notice is uploaded, and an uploaded notice goes through the same How will you serve it? step, so it can be emailed through Kera once the tenants have agreed.
Troubleshooting
If the card is missing, the step names the reason: "<Name> doesn't accept online notices. Serve it another way.", "<Name> turned off email notices in Kera. Serve <first name> another way.", a tenant without an email, or a line saying email service isn't available in the province. See "Why can't I email this notice through Kera?".
