What is tenant screening in Kera?

ForLandlordsProperty managers

Who can do this

Landlord, Organization admin, members with Request Screening (to order) and View Screening Results (to read).

Where to find it

Applications → Request Screening, or an application → Actions → Request screening, or the application's Screening tab.

Steps

  1. Kera orders screening reports from The Great Renter. The applicant's details come from their application, so there's no separate screening form.
  2. Choose a package (Basic or Enhanced) or individual checks: Identity verification, Credit check (Equifax), Global watchlist and Adverse media.
  3. Applicants give their screening consent when they apply. You also confirm, on each order, that you have their permission.
  4. Results appear on the application's Screening tab as a readable report.

What happens next

Screening charges go to the card on your Kera subscription when the order is placed. A plan can include a monthly allowance of packages.

Good to know

Screening is for Canadian rentals.

Limits

Kera doesn't verify income. The application shows the income the applicant reported, and the report doesn't confirm it. Ask for proof of income outside Kera. Check current prices in the order screen before quoting a price to a customer.
