How do I use the Ontario Standard Lease (Form 2229E)?

ForLandlordsProperty managers

Who can do this

Landlord, Organization admin, Organization members with Create Leases. Placing signature fields also needs Edit Leases. Ontario properties only.

Where to find it

Add lease → Add the lease document.

Steps

  1. Answer the unit, term, rent and tenant steps first so Kera has something to fill in.
  2. Open Add the lease document. A large card shows Ontario Standard Lease with the badge "Form 2229E · Government of Ontario" and the text "The form Ontario requires for most residential leases. Kera fills in what it already knows from this lease, and you review it before anyone signs." Chips show the tenants, unit, term and rent Kera will fill, plus "+ N more".
  3. Optional: click Preview the form to open the filled form read-only. Nothing is attached.
  4. Click Use the standard lease. You now see three sentences, Between, For and Rent, with the values Kera will put on the form. See "How do I change what Kera fills on the Ontario form?".
  5. Click Review and add signatures (the step's own button). Kera fills the form, attaches it as "ON-2229E-standard-lease-<timestamp>.pdf" and opens the editor in Prepare with landlord and tenant signature fields already placed.
  6. Check the form in the editor, add anything else (parking, utilities and so on), and save.
  7. The document card now reads Ontario Standard Lease with "Filled in by Kera · <N> pages · <file name>" and Edit signature fields. Each signer's badge counts their fields.
  8. Finish the other steps and click Add lease in the header.

What happens next

The lease is sent for signature as described in "How do I send the lease for signature from Add lease?".

Good to know

  • Section 3, question 1 ("Notices by email"): Kera leaves yes and no unticked and assigns those boxes to the first tenant with an email. The tenant can't finish signing until they answer, and their answer becomes the lease's email-notice setting. If no tenant has an email, the card says the question isn't assigned to anyone.
  • Saved defaults from Settings → Leases (parking, utilities, additional terms, and so on) are filled in automatically. The values screen lists them as "From your defaults: …" or "From <property>'s defaults: …". Items set to "I'll fill it in myself" read "you fill this in on the form" and are left blank. See the Settings chapter.
  • A role without Edit Leases sees Attach the lease instead of Review and add signatures: the form attaches but Prepare doesn't open.
  • If you saved your own Ontario templates, they're listed under Your templates with "Your template. Signature fields are already placed." and their own Review and add signatures button.

Limits

Only Ontario's standard form is filled by Kera. Other provinces start from your own lease, a saved template or Kera AI. The standard lease can't be saved as a template.
