How do I change what Kera fills on the Ontario form?

ForLandlordsProperty managers

Who can do this

Landlord, Organization admin, Organization members with Create Leases.

Where to find it

Add lease → Add the lease document → Use the standard lease (the values screen).

Steps

  1. The header reads Ontario Standard Lease with Change on the right (back to the document choices).
  2. Read the three lines: Between (landlord and tenants), For (unit and term) and Rent (amount and due day).
  3. Click (or Tab to) an underlined value. It becomes a small input. A hint above it says what the edit affects: either it also updates the lease, or it only changes this form.
  4. Press Enter or click elsewhere to keep the change; press Escape to put the value back.
  5. Click Preview form to see the result, or Review and add signatures to continue.

What happens next

Edits to tenant names, dates and rent also update the lease (and the Lease summary). Edits to the landlord or unit only change the form; the lease and property keep their own values.

Good to know

  • Organization with an owner on file: Between reads "<owner>, landlord, managed by <company> · and <tenants>". Solo landlord: "<your name> and <tenants>". No tenants yet: "Add tenants in Who's on the lease?".
  • Month-to-month lease: For reads "<unit> · <start>, month to month".
  • Editing an Active lease: dates and rent are plain text with "In force on this lease, so it can't change here." Editing an ended lease: dates, rent and tenant names are locked ("This lease has ended, so this can't change here.").
  • Items set to "Always use my value" in Settings → Leases show as plain text with "From your defaults. Change it in your lease settings."
  • A note such as "Parking and utilities aren't on this lease yet. You can add them on the form in the next step." lists what still needs adding in Prepare.
