How do I start adding a lease?
ForLandlordsProperty managers
Who can do this
Landlord, Organization admin, Organization members with Create Leases. Needs an active Kera subscription.
Where to find it
Any of:
- Leases → Add lease
- Properties → <property> → Actions → Add lease (the property is prefilled)
- The Add lease button on a property card on Properties, or on a vacant unit row in the property's units list
- Tenants → <tenant> → Add lease, or Add lease on the tenant's empty Leases tab (that tenant is already on "Who's on the lease?")
Steps
- Click Add lease. A wide composer titled Add lease opens. The Add lease button in its header stays disabled until the lease is complete, and close (X) is at the far right.
- The questions are listed in order, one open at a time: Which unit is this lease for?, What's the term?, How much is rent each month?, Who's on the lease?, Collect rent online through Kera?, Are you collecting a deposit?, How many months go on the first bill?, Should Kera track rent owed each month?, Change the management fee for this lease?, Add the lease document and Anything else to note?. Optional questions carry an Optional badge; questions that don't apply to this lease aren't listed.
- Answer each step and click Continue. An answered step collapses to a one-line summary; click it to change it.
- The Lease summary panel on the right updates as you answer. On a phone it is a bar at the bottom with the rent and Details.
Good to know
- Landlord (solo) accounts don't see Change the management fee for this lease?. Organizations do.
- Quebec properties don't get Are you collecting a deposit? (deposits aren't permitted in Quebec).
- How many months go on the first bill? appears only when online payments are on.
- A lease that has already started can add the rent history questions after the rent schedule step (see "How do I have Kera track rent owed each month?").
Limits
You can't create a property or unit from inside Add lease. Create it first on Properties (see the Properties and units chapter).
Troubleshooting
No subscription: a paywall dialog opens instead of the composer. The customer needs to subscribe or reactivate their plan (see the Settings and billing chapter).
