How do I split an expense or bill with the owner?

ForLandlordsProperty managers

Who can do this

Organization users with Create Transactions (expenses); anyone who can create bills (bills).

Where to find it

Add transaction → Expense or Bill → Who pays for this? → Split it.

Steps

  1. Pick the property first.
  2. Choose Split it ("The owner pays a share").
  3. Enter Owner pays as a percentage from 1 to 99.
  4. Choose who pays the rest under The rest is paid by: Me or Tenant ("Tenant: invoiced to their lease").
  5. For Tenant, pick the Lease to charge (leases active on that property).
  6. Expense only: Paid from is fixed to PM operating (you front it), because a split is paid from your operating account.
  7. Answer the fee step and save.

What happens next

The owner's statement shows only their share, and only your share counts as your expense (with its own input tax credit). With Tenant, Kera creates a tenant invoice for the remainder (named "REM-…" for bills) that appears in Accounting → Invoices and the tenant's financials.

Troubleshooting

  • "Enter the owner's share" / "Enter a percentage from 1 to 99": fix the percentage.
  • "Select the lease to charge": pick a lease, or choose Me.
  • A tenant share that rounds to $0.00 creates no tenant invoice.

Limits

A split expense can't be paid from trust. A tenant can only be charged when the expense is first recorded.
