How do I have Kera track rent owed each month on a new lease?
ForLandlordsProperty managers
Who can do this
Landlord, Organization admin, Organization members with Create Leases and Create Transactions.
Where to find it
Add lease → Should Kera track rent owed each month?
Steps
- Yes, track it is picked by default on a record-only lease. Set Rent is due on the (day of the month), First month to charge, and reminders.
- Click Continue.
- If the lease has already started, Kera asks the rent history questions next:
- Was the rent different earlier? Choose "No, always $<rent>" or "Yes, it went up" and add each earlier rent with Monthly rent and Last month at this rent.
- How did this tenant pay before Kera? Choose Paid up to date (default) or Owes rent.
- If Owes rent, enter what they owe today, then check the months Kera worked out.
- A Rent history section under the lease summary shows the months before you save.
What happens next
On save, the toasts read "Record-only lease created" and "Rent schedule set up". Months from before Kera marked as paid post nothing to your books.
Good to know
- Invited new lease: the step is locked with "Available once the tenant accepts the lease. Then set it up from Actions on the lease page."
- Online payments on: the due day follows the billing date and reminders are off, because Stripe sends each invoice.
- No: nothing is set up. You can set it up later from the lease page.
- A lease that starts in the future: no rent history questions.
Limits
Without Create Transactions the step is locked with "Setting up a rent schedule needs accounting access. Ask an admin for it."
Troubleshooting
"Lease saved, but its rent schedule wasn't": the lease exists. Open it and use Actions → Set up rent schedule (or Resume rent setup on the Rent tab). Full rent schedule help is in chapter 10.
