How do I get a record-only lease signed?

Who can do this

Landlord, Organization admin, Organization members with Create Leases and Edit Leases.

Where to find it

Add lease → Add the lease document, with Invite tenants to the lease off.

Steps

  1. Attach the document and place signature fields.
  2. At the bottom of the document card, leave Send guest links to sign this lease on (it's on by default). Its info popover explains that everyone you pick as a signer gets an email when the lease is saved; people without a Kera account sign from a secure guest link.
  3. Save with Add lease.

What happens next

The lease saves as Record only. Tenants without a Kera account get a guest signing email; the Signatures card shows them as "Signs by email link". The line under the card reads "Signers get an email when you add the lease. Anyone without a Kera account signs from a secure guest link."

Good to know

Turn the toggle off to keep the lease on file without asking anyone to sign. The line reads "This lease is kept on file. Nobody is asked to sign it."
