How do I confirm my tenants accept notices by email from the Serve step?

ForLandlordsProperty managers

Who can do this

Landlord and Organization admin (anyone with Edit Leases).

Where to find it

How will you serve it?, when a tenant without a Kera account is blocking email service.

Steps

  1. Read the block Do the tenants on this lease accept notices by email?.
  2. If their lease, or another written agreement, says so, tick Their lease, or another written agreement, says they accept notices by email.
  3. Press Save to the lease and continue.

What happens next

"This is saved to the lease, so future notices can be emailed too." The step then offers Email it through Kera. The lease's Online notices card shows the change with its date. No one is notified. The certificate later reads that consent was confirmed by the landlord.

Limits

This only covers tenants without a Kera account. A tenant who turned email notices off in their own portal can't be overridden; serve them another way. Not shown in Manitoba, Nunavut, Alberta or Saskatchewan, on an ended lease, or for organization members without Edit Leases (they see the tenant names and an Open the lease link instead).

Troubleshooting

"Kera couldn't save it. Try again." with Try again: nothing changed on the lease; retry when you're back online.
