How do I record that I served a notice myself?

ForLandlordsProperty managers

Who can do this

Landlord, Organization admin, Organization members with Serve Notices.

Where to find it

How will you serve it? → I delivered it myself ("Hand, mail, courier, posting").

Steps

  1. Choose I delivered it myself.
  2. Under How did you serve it?, pick the method. The list only shows methods the province allows for this notice: Mail, Hand delivery, Courier, Email (I sent it myself), Posted at the unit.
  3. Enter Date served (and Time served where Kera asks for it, in the unit's time zone). The date can't be in the future or before the notice was created.
  4. Optional: add a photo or PDF under Proof of service (optional) (.pdf, .png, .jpg). Wait for Proof of service uploaded.
  5. Tick any confirmation the province requires (see Variations).
  6. Press Record service.

What happens next

Toast Service recorded. Done shows "Served by <method> on <date>.", "Deemed received <date>." and the certificate once ready. Kera sends no email to the tenant for a self-served notice, even if you chose Email (I sent it myself). If you added proof, the Notices row's ⋮ offers View proof of service.

Good to know

  1. Manitoba termination notices (Form 8, Form 10): hand delivery only ("Manitoba requires this notice to be handed to the tenant."). A notice to remedy can be mailed.
  2. Nunavut: only mail and hand delivery.
  3. Alberta, Nova Scotia, Newfoundland and Labrador and Nunavut termination and pre-termination notices by mail: tick It went by registered mail (or express post or courier where the province allows it), not ordinary mail. The certificate's method then reads "Registered mail (or express post or courier where the province allows it)".
  4. Saskatchewan by mail or email: tick I've also posted a copy of the notice on the tenant's door. The certificate reads "Posted on the door and sent by mail".

Troubleshooting

  1. The proof of service is still uploading. Try again when it's done.: wait for the upload, then press Record service again.
  2. "This province doesn't accept ordinary mail for this notice...": tick the registered-mail confirmation, or serve it another way.
  3. A notice served too late for the date printed on it is refused (see the rent increase and termination sections for the exact messages).
