How do I email a notice to tenants through Kera?

ForLandlordsProperty managers

Who can do this

Landlord, Organization admin, Organization members with Serve Notices (and Edit Leases for a rent increase).

Where to find it

The notice composer's How will you serve it? step, or Leases → <lease> → Notices → <row> → Serve.

Steps

  1. On How will you serve it?, choose Email it through Kera ("Sent now with the PDF"). It is selected by default when it's available.
  2. Check the addresses under Kera emails it to.
  3. Tick any province confirmation shown (Alberta or Saskatchewan).
  4. Press Send notice.

What happens next

Toast Notice sent by email. Each tenant gets an email with the notice PDF attached (for a termination notice, titled "Notice served: <form name>"; for a rent increase, "Notice of rent increase · effective <date>"). Done reads "Served by Kera email on <date>." The Notices row reads Served, and View certificate of service appears in its ⋮ menu. Tenants with a Kera account also get an in-app notification and can open the notice from their lease.

Troubleshooting

If the delivery options fail to load, you'll see Kera couldn't check how this notice can be served. with Retry; the "I delivered it myself" option still works. If a province rule changed since you prepared the notice, Send notice is refused in red text with the reason, and no email is sent.
