How do I choose the unit for a lease?

ForLandlordsProperty managers

Who can do this

Landlord, Organization admin, Organization members with Create Leases (assigned-property members only see their properties).

Where to find it

Add lease → Which unit is this lease for?

Steps

  1. In Property / Unit, pick the property (single-unit) or the unit. Type a few letters to search.
  2. Click Continue. The step collapses to "<Property> · <Unit>".

What happens next

If the unit already has a live lease, an orange helper reads "This unit has an active lease" (or "This property has an active lease" for a house), and Kera moves the new lease's start date to the day after that lease ends. The term step then says "The day after the current lease on this unit ends".

Good to know

  • A multi-unit building is a heading in the list, not an option: a lease must be on a unit.
  • If several existing leases overlap, the start moves to the day after the latest one ends. A start date you already typed isn't overwritten.
  • Changing the unit after answering the deposit marks the deposit step Check this, because the province sets the deposit type and cap.

Troubleshooting

"Choose the property or unit": you clicked Continue without picking one.

Limits

Kera warns about an overlapping lease but doesn't stop you saving two leases with overlapping dates on the same unit. Check the dates before saving.
