How do I add a single-unit property?

ForLandlordsProperty managers

Who can do this

Landlords, and Organization members with Create Properties. Needs an active subscription; a Landlord also needs room on their plan's unit limit.

Where to find it

Properties → Add Property.

Steps

  1. Select Add Property, then Single unit. The Add property composer opens with a "Single unit" badge and Change type at the top. It asks one question at a time, with a "How it will look" preview beside it.
  2. "Where is it?": type the address into Search address and pick a suggestion. Under "Check the address. Fix anything that's off." check Street number, Street, Unit number (optional), City, Province, Postal code and Country, then Continue.
  3. "What should we call it?": enter a Display name (it becomes the property's title). Optionally drop a Photo (PNG or JPEG up to 2MB) and choose tags (or type a new tag and pick Create "…"). Continue.
  4. "What does it cost to own?" (optional): Total property value, Square footage, Mortgage cost, Condo fees, Property tax, Insurance. Continue, or Skip.
  5. Organizations only: answer "Who owns it?" and "How do you charge for managing it?" (see "How do I set the owners and fee while adding a property?").
  6. "Anything else to note?" (optional): Mailbox, Locker, Parking space, Description, Notes. Continue, or Skip.
  7. Select Add property.

What happens next

The toast "Property added" appears and the property is at the top of the list. Kera creates the property and one unit for it ("We add the property and one unit for it.").

Good to know

  • A finished step collapses to its answer with Edit; optional steps you skip read "Skipped".
  • Change type with nothing typed goes straight back to the kind screen. With answers, Kera asks "Discard your answers?"; Discard and change starts over.
  • Closing the composer (X) with answers asks you to confirm, because "The information you provided will be lost".
  • If the address search doesn't load or you don't pick a suggestion, type the address parts by hand.
  • On a phone the preview becomes a bar at the bottom with Details.

Limits

One photo per property. Units have no photos.

Troubleshooting

  • "This field is required" under Street or Display name: fill it in before continuing.
  • "Couldn't add property": nothing was saved, and your answers stay in the composer. Try again.
  • "Loading your account", then "We couldn't load your account details, so this property can't be saved yet. Check your connection, then refresh the page and try again.": your account didn't finish loading. Refresh the page.
