What do the warnings under "Before you continue" mean?
ForLandlordsProperty managers
Who can do this
Landlord, Organization admin, Organization members with Edit Leases.
Where to find it
New rent and date step, after Continue.
Steps
- Read each line under Before you continue. These are warnings, not blocks. Examples: "The new rent is not higher than the current rent.", an above-guideline warning, "This effective date is within 12 months of the last increase (allowed from <date>). Confirm the timing is correct.", a line asking you to confirm the tenancy started earlier when the date is in the lease's first 12 months (18 in Saskatchewan), or for Ontario "We could not confirm this unit's guideline-exemption status. We default to the guideline form (N1). Confirm the unit qualifies before serving."
- Tick I've read these and want to continue.
- Press Continue.
What happens next
Kera records your confirmation on the increase. Changing the amount or date to produce different warnings unticks the box.
Good to know
- New Brunswick above the 3% cap (up to 9%): you confirm you have a residential tenancies officer's approval ("Continue only if you have that order or approval."). Kera also reminds you the notice must be a separate document.
- New Brunswick within 12 months of the last increase: you confirm you and the tenant agreed in writing.
- Prince Edward Island above the year's allowable increase (but no more than 3 points above it): you confirm a Director order exists. Kera then only lets you upload the Director's order (Form 8 isn't used for this).
- Manitoba: a line tells you a copy of the notice must go to the Residential Tenancies Branch within 14 days, and that Kera adds a task when you serve.
Troubleshooting
Confirm you've read these to continue. means the box isn't ticked. A confirmed cap approval never waives a separate 12-month rule.
