What happens when a fixed-term lease reaches its end date?

ForLandlordsProperty managers

Who can do this

Applies to every lease. Landlords and Organization users act on it.

Where to find it

The lease's continuation badge and the Lease renewal banner on Overview.

Steps

  1. Ontario and provinces where tenancies continue automatically: the lease shows Month-to-month and stays on its unit. Online billing keeps running monthly.
  2. Manitoba: the tenancy renews for a fixed term unless handled by the Form 4 process. The badge shows Renewed to <date>. See "How do I send a Manitoba renewal offer (Form 4)?".
  3. Quebec: renews as a fixed term; the badge shows Renewed to <date>.
  4. Saskatchewan: the tenancy ends unless a new agreement is made. Kera tracks the Notice of Intention, or asks you to record what happened (Renewal decision needed).
  5. Nova Scotia: the tenancy ends unless you consent to the tenant staying. Kera asks you to record your decision.

What happens next

Kera adds province-specific renewal tasks before the end date (see the Tasks chapter).

Limits

This is Kera's tracking, not legal advice. For a lease that should end, use End lease (see the Ending a lease chapter).
