What does the application form ask?

Who can do this

Anyone with the link. No Kera account is needed.

Where to find it

The application link (/apply/…). The browser tab reads "Lease Application - Kera" and the heading reads Rental application for <address>.

Steps

  1. Personal Information: First name, Middle name (optional), Last name, Date of Birth, Primary Phone Number, Secondary Phone Number (optional) and Email Address.
  2. Current Address: Current street address, Unit (optional), City, Province (pick from Select a province), Postal code and Move-in date (month and year).
  3. If the current move-in date is less than two years ago, a Previous address 1 block appears with "Add your previous address – We need your addresses for the last 2 years." Applicants keep adding previous addresses (Add another previous address) until two years are covered.
  4. Employment Information: Current Employer, Position/Title, Employer Address, Supervisor's Name, Supervisor's Phone Number, Duration of Employment and Monthly Income.
  5. Current Landlord: Current Landlord's Name, Current Landlord's Contact, Current Rent Amount (optional) and Length of Tenancy.
  6. Personal References: Personal Reference #1 and #2, each with Name, Relationship, Phone Number and Email Address. The reference phone numbers are optional.
  7. Screening Consent: one checkbox. It authorizes the manager to contact the employer and references, and consents to the manager getting a tenant screening report through The Great Renter. The report includes credit, identity, global watchlist and adverse media checks and doesn't affect the applicant's credit score. The text names the landlord or organization. If the name can't be loaded, it reads "the landlord or property manager". The words Kera and The Great Renter link to each company's privacy policy.
  8. Click Submit.

Troubleshooting

  • This field is required: a required field is blank.
  • Phone number is not valid or Email is not valid: the format is wrong. An email needs a full domain, such as name@gmail.com.
  • Date of birth can't be in the future, Enter a valid date of birth or You must be 18 or older to apply: applicants must be 18 or older. The date picker stops at today minus 18 years.
  • Enter a month and year, Move-in date can't be in the future, Move-in date must be earlier than the address after it or This address is already listed in your history: problems with the address history.
  • You must consent to screening to submit this application: the consent box isn't ticked. An application can't be sent without consent.
  • Couldn't submit application (toast): the submission failed, for example because the applicant went offline. The form stays filled in, so they can click Submit again.

Limits

The form is fixed. Managers can't add or remove questions, ask about pets, vehicles or other occupants, or collect files such as pay stubs or ID. Each application is for one person. Co-applicants each submit their own application. Kera doesn't collect application fees or deposits on this form.
