What do the lease statuses mean?

ForLandlordsProperty managers

Who can do this

Anyone who can see leases (Landlord, Organization admin, Organization members with View Leases).

Where to find it

The status badge on each row of Leases, on the lease page and on the tenant's Leases tab. The Filters → Lease Status list uses slightly different wording from the badges, shown in brackets below.

Steps

  1. Awaiting acceptance (filter: Pending). The lease was saved with at least one tenant invited. Nobody has accepted it yet. You can still edit everything, and you can delete it if no signing request is out.
  2. Partially accepted (filter: Partially Accepted). Some, but not all, invited tenants have accepted.
  3. Active (filter: Accepted). Every invited tenant has accepted. The unit, term, rent and payment set-up are now "in force" and can only be changed through their own actions (Increase rent, End lease, Turn on online payments, Manage deposit).
  4. Record only (filter: Record Only). The lease was saved without inviting anyone, or it was imported. It is a real tenancy on Kera's books (it occupies the unit, can have a rent schedule, deposits and notices) but no tenant has accepted it in Kera and tenants don't see it in their portal.
  5. Draft. A lease that was started but not completed. Rare in normal use.
  6. Terminated. The tenancy was ended through End lease (by notice, agreement or force-terminate).
  7. Expired. The lease reached the end of its life without continuing.
  8. Cancelled and Rejected. The lease never started. Tenants can't decline a lease in Kera, so Rejected appears only on older leases; a tenant who doesn't want the lease tells the manager, who cancels it.

Good to know

  • A lease can also show a continuation badge next to its status: Month-to-month, Renewed to <date> or Renewal decision needed. See "What do Month-to-month, Renewed to and Renewal decision needed mean?" below.
  • An archived lease also shows an Archived badge.
