What do "Month-to-month", "Renewed to" and "Renewal decision needed" mean?

ForLandlordsProperty managers

Who can do this

Anyone who can see the lease.

Where to find it

A badge next to the status on Leases, on the tenant row and in the lease page title.

Steps

  1. Month-to-month (blue). The tenancy is periodic. Either it was set up as month-to-month, it was marked month-to-month from Actions, or its fixed term ended in a province where tenancies continue automatically (Ontario and most others).
  2. Renewed to <date> (green). In Manitoba and Quebec a fixed term that ends renews as a new fixed term. The badge shows the renewed end date.
  3. Renewal decision needed (orange). In Saskatchewan and Nova Scotia a fixed term that ends doesn't automatically continue, and Kera needs you to record what happened. See "How do I record what happened when a fixed term ended?".

Good to know

  • Record-only leases: a record-only fixed-term lease whose end date is on or after October 14, 2026 follows its province's continuation rule until the unit gets a newer lease. A record-only lease that ended before October 14, 2026 is never continued: it simply ends on its recorded date. In the Lease summary, an older record-only term reads "Kera does not automatically continue a fixed-term record-only lease after the recorded end date. Record any continuation separately."
  • A lease in a terminal status (Terminated, Expired, Cancelled, Rejected) never shows a continuation badge.

Limits

Kera shows the continuation its province rules predict. It is not legal advice about whether a tenancy has continued. If a customer disputes it, escalate.
