What do I do when a tenant gives notice to end?
ForLandlordsProperty managers
Who can do this
Landlord, Organization admin; Void by agreement needs Delete Notices.
Where to find it
Notices → <tenant's notice row>.
Steps
- Read the row: "N9 · Tenant's notice to end" (Manitoba "Form 7", Nova Scotia "Form C", PEI "Form 3", NL "RT-2018-00045", elsewhere "Tenant's notice to end", or "Notice of moving out · courtesy"), "From <tenants> · ends <date>", the served and deemed-received dates, and on an N9 "If your tenant doesn't move out, apply to the LTB (L3) by <date>".
- ⋮ offers View notice, View certificate of service and Void by agreement.
What happens next
You're notified in-app and by email ("Your tenant gave notice to end the tenancy"), sent to your email for notices if set. That email is a heads-up, not service. The lease banner reads "Your tenant gave notice. This lease ends on <date>." Kera schedules the end of the lease and creates move-out tasks.
Troubleshooting
"Served late: Kera's email arrived too late for the date on the notice." means the tenant's notice reached you after the cutoff. The end date stays as written (BC and PEI correct it instead).
