How do I start a rent increase?

ForLandlordsProperty managers

Who can do this

Landlord, Organization admin, Organization members with Edit Leases.

Where to find it

Leases → <lease> → Actions → Increase rent. Also from Edit lease on an accepted lease: the rent card's Increase rent opens the same composer.

Steps

  1. Press Increase rent. The composer Notice of rent increase opens with "<address> · <province>" under the title.
  2. On New rent and date, wait for "Working out a suggested increase from your region's rent guidelines."
  3. Check Current rent. New monthly rent is prefilled from the province's guideline where one exists ("Suggested from Ontario's <x>% guideline. You can change it."). Change it if you want.
  4. Pick New rent starts. The calendar blocks dates that are too early, and the step shows "Earliest lawful date if served now: <date>."
  5. Watch the Preview: it shows the tenants, the rental unit, current rent, new rent and the start date as you type.
  6. Press Continue.

What happens next

Kera checks the province's rules for the amount and date. Anything you should know appears under Before you continue (see the next article).

Good to know

  1. A lease with no monthly rent has no Increase rent action.
  2. Quebec leases: the flow doesn't apply. Quebec has no rent guideline and uses TAL form 806A; Kera says so and won't continue.

Limits

Kera uses monthly notice periods. For a weekly tenancy this gives more notice than the law requires, never less.
