How do I send a Saskatchewan Notice of Intention?
ForLandlordsProperty managers
Who can do this
Landlord, Organization admin, Organization members with Edit Leases and Prepare Notices.
Where to find it
Lease page → Overview → Lease renewal banner ("Notice of Intention due by <date>.") → Send the Notice of Intention. The banner appears about 75 days before a Saskatchewan fixed term ends.
Steps
- Create the notice in the Office of Residential Tenancies portal first (Open the ORT portal).
- In Kera, Will you offer a new agreement?: Offer to renew (then Terms you're offering) or not renewing.
- Upload the signed PDF from the ORT portal.
- Review and Create notice.
- Serve it (hand, mail, or Kera email if the tenant consented). Mail and email need you to confirm the door posting.
What happens next
The banner reads "Sent <date> · the tenant must answer by <date>". The tenant can accept in their portal; you get "Written acceptance received". No answer by the date ends the tenancy with a scheduled end and move-out tasks. Not renewing ends it once served.
Troubleshooting
"Upload the Notice of Intention from the ORT portal.": the PDF is required. Non-PDF uploads are refused. A late notice warns that a hearing officer may continue or end the tenancy.
Limits
Kera doesn't create the Saskatchewan form itself; it takes the PDF from the ORT portal.
