How do I send a Manitoba renewal offer (Form 4)?
ForLandlordsProperty managers
Who can do this
Landlord, Organization admin, Organization members with Edit Leases and Prepare Notices (serving needs Serve Notices).
Where to find it
Lease page → Overview → Lease renewal banner ("To send", "Renewal offer due by <date>.") → Send the renewal offer. The banner appears about 105 days before a Manitoba fixed term ends.
Steps
- Click Send the renewal offer. The composer Renewal offer (Form 4) opens.
- Set the renewal terms (prefilled to the same length).
- Set rent: basic rent (prefilled), parking, discounts, and Above the guideline with a date and proposed rent if you'll apply for it.
- Check Your details on Form 4 (the landlord's address is required).
- Review, then Create notice.
- Sign the notice in the editor.
- How will you serve it?: hand delivery or mail ("Manitoba doesn't allow email service. Hand it to the tenant or mail it."). Record service.
What happens next
Toast "Service recorded". The banner reads Waiting for the tenant with the answer date. The tenant gets "Your landlord sent a renewal offer" and can sign or decline in their portal. If they sign, the lease is Renewed to <date>. If nobody answers by the date (plus a 5-day grace), Kera schedules the tenancy to end and adds move-out tasks.
Good to know
- Late offer (less than 3 months left): banner badge Late. Not signing can't end the tenancy; it is deemed renewed on current terms.
- Rent above the current rent: a helper reminds you to serve a Notice of Rent Increase at least 3 months before the new term (use Increase rent).
Troubleshooting
The step won't continue without a proposed rent, a date inside the new term, or the landlord's address. A second offer for the same term is refused.
