How do applications, screening and tenants fit together?
ForLandlordsProperty managers
Who can do this
Landlord, Organization admin, Organization members whose role has the permissions below.
Where to find it
Side nav → Applications and side nav → Tenants.
Steps
- Open a property (single-unit) or a unit for applications with the Open for tenant application switch, and share the Application link.
- Applicants fill in the public form. Each submission arrives under Applications as Pending.
- Review each application. Move it through Shortlisted, Interview, Schedule showing and Offer, and order a screening if you want one.
- Accept application on the applicant you choose. This opens Add tenant with their name, email and phone filled in. Saving creates a tenant record.
- Create the lease from the tenant's page (Actions → Add lease) or from Leases (Chapter 05). The tenant gets their portal invite either from the tenant record or from the lease.
What happens next
Accepting an application does not create a lease or send an invite by itself. The application records your decision. The tenant record and the lease are separate saves.
Limits
Kera has no listing syndication. It doesn't post your vacancy to Kijiji, Facebook Marketplace, Zumper or other rental sites. Share the application link yourself.
