How do I have Kera fill in Form N1 or N2 (Ontario)?

ForLandlordsProperty managers

Who can do this

Landlord, Organization admin, Organization members with Edit Leases.

Where to find it

The rent increase composer, after New rent and date.

Steps

  1. On How will you prepare the notice?, choose Kera fills in Form N1 or N2 (selected by default).
  2. Press Continue.
  3. On Review the notice ("Check the preview. Kera fills in the official form from your answers. Review it, then sign it in the next step."), press Create notice.
  4. On Sign the notice, press Sign notice, draw or adopt your signature and save.
  5. Continue to How will you serve it? (see "Serving a notice").

What happens next

Review folds to "Notice created · Sign next" with View notice. After signing: toast Notice signed. The lease's Notices shows "N1 · Rent increase" (or N2), Signed, with a Serve button. The lease's Key details shows a "Rent increase" item with a "notice prepared" badge, the new rent and date, Continue to deliver and a ⋮ menu.

Good to know

If the unit was first occupied after November 15, 2018 (set on the unit), Kera uses Form N2, with no guideline cap.

Troubleshooting

Add your signature first: the signature box is empty. If Create notice is refused (a rule changed since you started), the reason shows in red under Review and nothing else changes.
