How do I give notice to end my tenancy?

ForTenants

Who can do this

A tenant on an accepted lease in any province except Quebec, with no termination already in progress.

Where to find it

Leases → the lease → Give notice to end.

Steps

  1. Click Give notice to end. The title shows your unit and province.
  2. What are you ending? Pick the card that fits, for example "My month-to-month tenancy" or "My lease at the end of its term". Continue.
  3. When does your tenancy end? Kera fills in the earliest lawful date and explains the rule (for example, in Ontario, "The last day of a rental period, at least 60 days after your landlord receives it."). Pick a later date if you want. Continue.
  4. Who is giving notice? Every tenant is ticked. Untick co-tenants who aren't giving notice. Continue.
  5. Check the preview and click Create notice. Click View notice to read the filled form.
  6. Sign notice: sign in the editor and save.
  7. How will you serve it? Choose Send it to your landlord through Kera (when offered) or I delivered it myself and enter how, the date and the time. Click Send notice.
  8. Click Back to lease.

What happens next

When Kera sends it, you see Notice sent by email and a summary: when your tenancy ends, when it was served, when it's deemed received, and links to the notice and the certificate of service. The lease card shows Notice given and "You gave notice. This lease ends on <date>." Your landlord gets "Your tenant gave notice to end the tenancy" by email and in the app.

Good to know

  • Ontario uses the N9. Nova Scotia (Form C), Newfoundland and Labrador, Manitoba (Form 7) and PEI (Form 3) use their official forms. Other provinces get Kera's letter with the statute line. Nunavut asks why you're ending the tenancy.
  • Where the law doesn't require notice to leave at the end of a fixed term (Alberta, Nova Scotia, New Brunswick, Manitoba, Saskatchewan, Yukon), Kera offers a courtesy "Notice of Moving Out".
  • Nova Scotia and BC let you add a forwarding address for your deposit.
  • Weekly leases use weekly periods.
  • Send it to your landlord through Kera is offered only when your landlord set an email for notices and the province allows email service. It isn't offered in Nova Scotia, Manitoba, Alberta, Northwest Territories, Nunavut or Yukon. If your landlord has no email for notices, Kera says "Your landlord hasn't set an email for notices. Deliver it yourself."
  • Co-tenants who weren't named see "A tenant on this lease gave notice."

Limits

Kera doesn't offer tenant notices in Quebec. Kera works out dates from the rules but doesn't give legal advice.

Troubleshooting

  • "That's too early. The earliest date is <date>." Pick a later date.
  • "It's too late to end the lease at the end of its term…" Give notice to end the month-to-month tenancy instead.
  • "You already gave notice on this lease." Only one live notice is allowed.
  • "Served now, this notice can't end your tenancy on that date…" Withdraw the notice and give a new one (BC and PEI move the date for you instead).
