How do I answer a renewal offer from my landlord?

ForLandlordsTenants

Who can do this

Tenants in Manitoba (Form 4 renewal offer) or Saskatchewan (Notice of Intention) whose landlord served an offer.

Where to find it

Leases → the lease → the Renewal offer (Form 4) or Notice of Intention card (also in Notices).

Steps

  1. Read the offer: new term and rent. Click View notice to read it.
  2. Manitoba: click Sign and return, type your full name, and click Sign and return. Saskatchewan: click Accept the offer, type your full name, and click Accept the offer.
  3. To say no: click Decline, read "Decline the renewal?" and confirm.

What happens next

  • Manitoba: Form 4 signed and returned. The card reads "You accepted on <date>." with View the signed Form 4. With co-tenants, everyone named must sign by the deadline to renew.
  • Saskatchewan: Acceptance sent to your landlord. Kera writes your acceptance and emails it to your landlord's address for service. View your acceptance opens it.
  • Declining: You declined the renewal. If you're the only tenant, your tenancy ends on the date shown and you can't change the answer in Kera.

Good to know

In Saskatchewan the card says the last day you can accept in Kera, because an emailed acceptance counts the next business day. After that, give your landlord written acceptance in person. A late Manitoba offer can't be declined in Kera; not signing renews on current terms. A "not renewing" notice in Saskatchewan has no buttons.

Limits

Renewal offers are handled in Kera only for Manitoba and Saskatchewan.

Troubleshooting

"Type your full name to sign." / "Your landlord has no email address for service in Kera. Give them your written acceptance another way." / "The time to answer has passed." / "This answer wasn't recorded" (check the card's current status before trying again).
