What is the deposit return countdown, and how do I send a deposit statement?
ForLandlordsProperty managers
Who can do this
Landlord, Organization admin, Organization members with Create Transactions (forwarding address needs Edit Leases).
Where to find it
Lease page → Actions → Deposit (and Overview → Key details, which shows "Deposit: due <date>" with Open deposit).
Steps
- When a tenancy ends (or you record The tenant has moved out with a date), the deposit card counts down to the province's return deadline, for example "Return it in full or send the statement of account by <date> · <n> days left".
- Click Send deposit statement to open the notice composer for your province's statement, add deductions, create it and record how it was delivered.
- Where the province ties the clock to a forwarding address (for example BC and Yukon), click Record a forwarding address. Toast "Forwarding address recorded".
- In BC, Yukon, PEI, Newfoundland and Labrador and Manitoba, when keeping part of the deposit, click Record an agreement or application to record the tenant's written agreement or your tribunal application. Toast "Recorded".
What happens next
Kera adds deadline tasks, marks the deposit late if the deadline passes, and shows the statement in the lease's Notices tab. Statement and serving details are in the Notices chapter.
Good to know
Ontario and Quebec have no countdown. New Brunswick shows a single line that the Residential Tenancies Officer holds the deposit.
